Fort Smith Housing Market

Needless to say, it is very much a Buyer's market in Fort Smith and surrounding areas.  Seller's need to take this into account when Listing their homes For Sale.  If you want to sell your home, it must be priced correctly.

Just as you wouldn't go to a dentist to have a broken arm set, you shouldn't rely on friends or neighbors to give you a "Fair Market" value for your home.  This is just one of many reasons you should choose a Realtor who has been in the business for several years and understands the market as it is today versus  a few months ago or even several years ago. 
 
A Real Estate Broker has been in the business several years and can work with their agents to help determine the asking price for your home.  You can then, listen and act accordingly or choose your own asking price and see what happens.  Of course, the more unrealistic the price, the longer your home will remain on the market and in the end, you will most likely receive the price your Broker indicated.  That is most of the time, NOT what Sellers want to hear but based on my over 30 years experience, the truth.
 
Your home must be "perfect" or near that in price, curb appeal and condition to attract today's highly educated buyer.  Fort Smith housing prices have come down over the past year but we are still not in the "drastic" reduction you see in the coastal areas.  Our unemployment rate is still below the national average and our cost of living has been listed as "lowest in the United States" by Ralph Nader.
